A mutual exchange is a way to swap your home with another social housing tenant.

Home swaps (also called a mutual exchange) take place when two social housing tenants agree to swap homes. Perhaps one wants to downsize and another needs more bedrooms. Or people may want to move to a different area.
If you want to swap houses with someone who lives in a Leeds Federated property, get in touch with your Neighbourhood Officer. We support customers who want to swap their homes with each other if they meet the qualifying criteria and the homes are suitable.
House Exchange
We previously partnered with the House Exchange website to support the home swap process. The House Exchange website permanently closed on 31st July 2026. Find out how the closure of the House Exchange website may affect you.
Homeswapper
We’re pleased to announce that we’re now partnered with HomeSwapper. Customers living in Leeds can now register for HomeSwapper free of charge and start searching for mutual exchange opportunities straight away. All you need to do is visit the HomeSwapper website to create an account and start exploring available homes.
Customers living in North Yorkshire, Wakefield and Kirklees will be able to access HomeSwapper from 1 September 2026. Until then, you can continue to apply for a mutual exchange with us as normal.
