We’ll send a letter to you in advance to explain that a Savills surveyor will be calling in your area. Surveyors will visit homes in a certain area on one day. Don’t worry if you’re not home when they visit. They will leave a card with contact details so you can arrange an appointment at a time that works for you.

All surveyors will carry identification, and you should always ask to see this before allowing them into their home.

The Home Condition Survey will only take around 30 minutes to complete. Savills’ qualified surveyors will look inside and outside your home. They will record the age and condition of the building itself, as well as looking at when the following may need renewing:

• Kitchens and bathrooms
• Roofs, walls, gutters and drainage
• Windows and external doors
• Heating, electrical and ventilation systems
• Insulation and other energy-efficiency measures
• Communal and external areas where we’re responsible

The survey will also highlight hazards such as damp and mould, or other structural issues that we may need to investigate further.

The surveyors may take photos during their visit but only of the structure of your home. They won’t take photos of you or any personal possessions.

We know the survey may feel a bit intrusive, but don’t worry, we’re not checking how tidy your home is, we’re just making sure it meets health and safety standards and is in a good state of repair.

You don’t need to prepare anything in advance, but please make sure the surveyors can get into all your rooms. There’s no need to move your furniture or lift your flooring, but you will need to unlock any gates and keep pets secure during the visit.

No, you should continue to report repairs to us as normal to make sure they’re logged correctly. You can report a repair on our website, using your online account (My Account), by emailing hello@leedsfed.com or by phoning 0113 386 1000 and pressing option 2.

Reporting a repair directly to us is the quickest way to get things sorted. If you’re not happy with a repair we’ve made or the service you’ve received, you can make a complaint by phoning or emailing us on the contact details above.

As well as being required to complete Home Condition Surveys by our Regulator, it also helps us to check your home is safe.

The information we collect through the survey will give us accurate and up to date information to help us:

• Prioritise improvements for homes that need it the most
• Identify issues before they become more serious
• Plan future investment more accurately
• Maintain safe, good-quality and energy-efficient homes
• Meet the Decent Homes Standard and other regulatory requirements
• Improve our understanding of future financial commitments to inform longer-term plans for homes and neighbourhoods
