As a responsible landlord, we’re constantly assessing homes for safety risks and taking urgent action where needed. Your safety is our top priority.

We have well-established processes in place to make sure the homes we provide are safe. We monitor and review our processes to make sure they’re fit for purpose and meet current legislation.

Your responsibilities

Under the Building Safety Act, as a Leeds Federated customer you’re expected to:

  • Let us in your home to carry out safety inspections and maintenance
  • Follow fire safety rules
  • Report any concerns that could affect the safety of your home
  • Keep safety features, such as fire doors and alarms, clear. Tampering with, or obstructing, safety features, puts everyone at risk and could break the law.

How we communicate with you

We’ll keep you up to date about:

  • Safety work and inspections that we’re planning
  • Our fire safety policies and drills

Look out for notices in communal or shared areas, updates in our newsletters, or emails from us.

Reporting emergency issues:

  • If there’s an emergency safety issue with your home, let us know straightaway. Call us on 0113 386 1000 so we can sort it quickly and keep things safe.
  • If you smell gas, call the National Gas Emergency Service immediately on: 0800 111 999
