Our approach to tackling damp and mould

We carry out full surveys of our homes every 5 years to understand their condition and plan out improvements. We also know repairs and maintenance issues can crop up at any time and we encourage customers to let us know as soon as they notice issues in their home so we can put things right.

In a recent example, we were contacted by a customer in North Yorkshire who’d noticed damp and mould in her home. We arranged for our HHSRS Surveyor to carry out a full survey of the customer’s home to understand more about what was happening and look at solutions we could put in place to fix the problem.

By carrying out a full survey, instead of looking at the damp and mould issue in isolation, we noticed other improvements we could make to benefit the customer. We then reviewed the work we’d planned to make at the customer’s home over the next few years and brought this forward so we could complete everything in one go, rather than revisiting at a later date – this included work such as a replacement kitchen.

Working with our in-house contractors, APS, and external contractors, Timberwise and Equans, we:

  • Installed a damp proof membrane.
  • Replaced the boiler.
  • Insulated the converted loft room – this is part of our wider programme of work to improve the energy efficiency of homes and reduce energy costs for customers.
  • Replaced and remodelled the bathroom – this involved stripping the walls back to brick, adding a damp proof membrane and thermal insulation and replastering. We also improved the layout of the room and, following feedback from the customer, we fitted a walk-in shower instead of a bath.
  • Demolished an outbuilding, added drainage and improved the look of the garden – we also made further improvements to the ground where the outbuilding had been.
  • Installed a new kitchen – we also added space-saving features to improve the layout of the room.
  • Replaced a lintel and window.
  • Repaired a roof leak.
  • Redecorated the ground floor.
Due to the level of work involved, we arranged for the customer to move into another of our homes temporarily while we carried out the improvements.

Not all homes will need this level of work, but we encourage all customers to get in touch if there’s a problem in their home or a damp and mould issue so we can put things right as soon as possible.
