Asbestos
In common with other landlords, Leeds Federated has a legal
obligation to manage and control asbestos within our
properties.
Leeds Federated have employed external specialists to carry out
surveys of all communal areas, and produce a management plan for
the control of this material where it occurs.
Asbestos was commonly used in building materials over many
years. As long as it remains in good condition it does not cause
any harm. Where asbestos is found, we will adopt an appropriate
management strategy to control it. This will normally involve
enclosing the material in a protective coating or. In extreme cases
it may be appropriate to remove the asbestos.
If you are concerned that your home contains asbestos, please
report details to us straight away. We will assess the problem and
take any necessary action to control the risk.
Asbestos: If you suspect the presence of asbestos, do
not disturb the material or attempt to remove it. Please contact

Condensation
Condensation is caused when you create moisture by cooking,
washing and drying clothes, and by bathing and showering. The water
vapour condenses on cooler surfaces, such as windows and external
walls. Excessive amounts of condensation can lead to mould
growth.
To help prevent this, make sure you open windows regularly, use
extractor fans provided, and keep your home adequately heated.
Fire Prevention
If we have provided you with smoke detectors, please check them
once a month.
You are responsible for replacing batteries to smoke
detectors.
Please check them at least once a month
• Do not hang clothes around fires
• Keep matches and lighters out of reach of children
• Never leave anything cooking on the stove unattended
• Close all doors at night, or when you are out to help stop a fire
spreading
Home Contents Insurance
Leeds Federated insures its properties against damage; however
our insurance does not cover any of your possessions or
decorations.
Your belongings are not insured unless you take out your own
insurance for their full value
Leeds Federated offers a home content insurance scheme
specifically aimed at the needs of tenants. Please ask a member of
staff for further details.
Planned Improvements
All building components, such as roofs, windows, kitchens and
heating systems have a fixed lifespan, and it is therefore
important that these are renewed and upgraded when necessary.
To keep properties in good condition and to ensure that they
meet the government's Decent Homes Standard, Leeds Federated
carries out regular planned improvement programmes.
If we plan to make improvements to your home, we will consult
you prior to starting work. For internal work such as kitchens and
bathrooms we will offer you a choice of styles and finishes.
The work will be undertaken by a specialist contractor, and we
will inspect it afterwards to ensure that it has been carried out
to our required standard.
Making improvements yourself
You have a right to make improvements to your home, if you wish
to do so.
• You must contact us to discuss your plans before you start any
work
• We will require details of the alterations, including drawings
where necessary
• All work must be carried out by competent, qualified
professionals approved by Leeds
Federated
You must have our written permission before starting any work.
We will agree the detailed specification of the improvements with
you, and our surveyors will need to inspect the work to ensure that
is meets our quality standards.
You must NEVER make any alterations to gas supplies or
electrical wiring within the property yourself. This work can only
be carried out by appropriately qualified persons.
If you carry out certain improvements with our written
permission, you may be entitled to some money back when you move
out of the property.
